What are the management fees for the Property Management Company?
The Property Management Company charges a fee equal to 35% of the collected rent. The management fees help cover costs of all advertising and promotions, computer reservation and phone systems and the costs of all on-site personnel for the maid service and rental agents.
How will the rental placements be done?
Los Corales Property Management Company will first rent the units that have gone the longest without renting in each rental category (i.e. studio, 1-bedroom, 2-bedroom, 3-bedroom), unless the renter requests a specific unit or location.
Will the condos be cleaned daily during a renters stay?
The maid service will come in once a day to freshen up the unit, remove garbage, etc. The towels will be replaced on request. Bed linens will be removed, cleaned and replaced between each rental stay.
How will Los Corales be advertising the rentals?
Los Corales will be advertising in both the U.S. and Mexico markets. We will utilize our real estate partners in the U.S. and Mexico to attract customers. Los Corales will implement a state of the art management system that will tie to major internet based companies to attract and even broader range of clients. Our system will also be tailored for easy integration ito travel agent existing infrastructure.
